The Plan For the University Hills Development Project

A developer planning to build affordable new apartments in Denver's University Hills has paid $7.5 million for the site. The proposal calls for 695 new residences in 20-story towers, a six-story building, and parking to accommodate 700 vehicles. The site is a no longer-in-use Denver Regional Transportation District parking lot. The plan is designed to build up transit-oriented development or TOD in the city. The proposed development will include 15k square feet of retail spaces on the ground floor, new street parking spaces, and park-and-ride parking spots. The goal of the development project is to help with the shortage of affordable housing in Denver and to encourage residents to use public transportation. The project will fulfill a dual purpose by replacing the current parking area with hundreds of parking spaces for residents and commuters.

The architect working with the Delwest developer has already submitted a concept plan to the planning department for the city of Denver. The plan for the Colorado Station project includes the nearly 700 residences that would be income-restricted to people who earn between 30 and 120 percent of the median income for the area, making it easier for a family with three or more people to find upscale housing. The development will be built in three different phases. The first stage of the building project will be a Birch Street and Evans Avenue 20-story building consisting of 350 new homes. The next stage would consist of another 20-story residence on Evans Avenue, which is similar in design to the first building. Both of the residences would consist of a mix of studio units and one and two-bedroom units. The third phase of the building project will involve the construction of a six-story building with 55 units. The rentals would consist of two and three-bedroom residences. The units in the third phase will be reserved for renters with lower incomes. All of the buildings would have retail business space.
